Question 1

What is a hard money loan and how is it different from a traditional mortgage?

Accepted Answer

A hard money loan is a short-term, asset-based loan secured by real estate rather than your credit score alone. Unlike traditional bank mortgages that take 30-45 days, hard money loans from Winners Finance are funded in as little as 48 hours based primarily on the property's value and your exit strategy.

Question 2

How fast can I get a hard money loan in San Antonio?

Accepted Answer

Winners Finance typically funds loans within 48 hours of receiving a complete deal package. Traditional lenders take weeks — we close in days because we make decisions locally as a direct lender.

Question 3

What types of real estate loans does Winners Finance offer in Texas?

Accepted Answer

We offer Fix & Flip loans, Bridge loans, and Ground-Up Construction loans for real estate investors throughout San Antonio and the surrounding Texas markets.

Question 4

What credit score do I need to qualify for a hard money loan?

Accepted Answer

Hard money lending is asset-based, so your credit score matters less. We focus primarily on the property's after-repair value (ARV), your investor experience, and the strength of your exit strategy.

Question 5

What is the maximum loan-to-value ratio you offer?

Accepted Answer

We typically lend up to 70% of the property's after-repair value (ARV) for fix-and-flip and bridge loans. Ground-up construction loans are evaluated case by case.

Question 6

Is Winners Finance a direct lender or a broker?

Accepted Answer

We are a direct lender — we make our own lending decisions and fund loans with our own capital. No middleman, no broker fees, no third-party approvals.
